Alterations

The Tenant must obtain written consent from the Landlord before making any alterations or improvements.

Use of Property

The property is to be used solely for residential purposes. The Tenant agrees not to engage in illegal activities and to comply with all local laws.

Insurance

The Tenant is required to maintain renter's insurance. The Landlord's insurance does not cover the Tenant's personal property.

Entry by Landlord

The Landlord may enter the property with Maintenance and Repairs - Notice Period for Entry notice for inspections, repairs, or showings, except in emergencies.

Termination

Notice Requirement: Termination - Notice Period notice required by either party

Conditions for Early Termination: Termination - Conditions for Early Termination

Abandonment: Property will be considered abandoned after Termination - Declaration of Abandonment of unexplained absence.

Default

Failure to pay rent or comply with lease terms constitutes default. The Landlord may pursue legal remedies, including eviction and recovery of costs.

Subletting

The Tenant may not sublet the property or assign this lease without the Landlord’s written consent.

Governing Law

This lease is governed by the laws of Governing Law - State/Country.

Dispute Resolution

Disputes will be resolved through Termination - Mediation / Arbitration / Court.

Additional Provisions

Pet Policy

The Tenant may not keep pets on the property without the Landlord’s written consent. Approved pets require a non-refundable pet deposit of Additional Provisions - Pet Deposit Amount.

Smoking Policy

Smoking is prohibited inside the property. Smoking is only allowed in designated outdoor areas.

Alterations and Decorations

The Tenant must obtain written permission from the Landlord before painting, wallpapering, or making other alterations.

Parking

The Tenant is entitled to Additional Provisions - Number of Parking Spaces parking spaces. Unauthorized vehicles may be towed at the Tenant’s expense.

Noise and Conduct

The Tenant agrees to keep noise to a minimum between Additional Provisions - Quiet Hours and to conduct themselves in a manner respectful to neighbors.

Repairs and Maintenance

The Tenant must promptly notify the Landlord of any necessary repairs. Emergency repairs can be authorized up to Additional Provisions - Non-Authorized Repairs Amount without prior approval.

Waterbeds

Waterbeds are not permitted without the Landlord’s written consent and proof of insurance.

Access to Premises

In case of emergencies, the Landlord may enter the premises without prior notice.

Entire Agreement

This document represents the entire agreement between the parties and supersedes all prior agreements.
